Architectural Review Committee Explained
The Architectural Review Committee — often shortened to ARC or ACC — is the group that reviews exterior changes in an HOA community.
Think fences, paint colors, roofing, windows, patios, landscaping, solar panels, sheds, and visible additions.
What the ARC usually checks
- Whether the project fits written design standards
- Whether dimensions, materials, and colors comply
- Whether the proposed placement affects setbacks or easements
- Whether required forms, drawings, or neighbor acknowledgments were submitted
What gets homeowners into trouble
The biggest mistake is starting work first and assuming approval will come later. Many HOAs treat that as a separate violation even if the project itself might have been approvable.
Best move: Save the submission, the approval, and any conditions in writing. Verbal approval ages badly.
